Owner questions

What does a short-term rental manager do?

A short-term rental manager lists the home, sets nightly prices, answers guests, arranges cleaning and repairs, and reports back to the owner. We started out running our own rentals, so we know the job, and we do all of it so you don't have to run yours.

What does short-term rental management include?

Listing setup, pricing, guest communication, turnovers and owner reporting. The exact scope for your property is spelled out in your management agreement.

Which areas do you manage properties in?

Arkansas and Texas. The markets page lists every area we serve, and if you are somewhere else, ask us and we'll tell you whether we can help.

How do I get started with a property manager?

Book a call and we'll talk through your goals. If you would like something in hand first, ask for a free revenue estimate (if the home isn't listed yet) or a free listing performance report (if it is). We prepare it and walk you through it on a call.

How does UniqBnB charge for management?

We are paid a percentage of the rental income. The rate depends on the property, its market and the services you need, so we don't publish a single number. We talk it through on a call and put it in writing before you sign anything.

Can you take over a rental that is already listed?

Yes. If your home is already listed we can take over, and if it has never been rented we will help you get it ready and launch it. Tell us which booking sites it is on and what is already booked. A free listing performance report is a good first step.

Which booking sites will my home be listed on?

Airbnb, Vrbo, Expedia and Hotels.com, Homes & Villas by Marriott, and our own booking site. We manage the calendar so the dates stay in sync across all of them.

Who cleans my property between guests?

We coordinate cleaning, housekeeping and linens before each stay, so the home is ready when the next guest arrives.

What happens if something breaks?

We arrange repairs through local providers and ask for your approval before any significant repair. Owners remain responsible for upkeep and normal wear and tear.

Can I use my own property?

Yes. Tell us the dates you want to stay, and we block them on the calendar and arrange cleaning afterward.

How do I get paid?

Rental income is deposited into your bank account, after the management fee and any expenses incurred for you. Your owner statements show bookings, expenses and payouts.

Do I need a permit or license to rent short-term?

Many cities require registration, permits or taxes for short-term rentals, and homeowner associations may add limits. Rules differ by city, so check the local rules before you list. UniqBnB does not give legal or tax advice.

Do you manage homes outside your listed markets?

Our active markets are in Arkansas and Texas. If your home is somewhere else, contact us and we will tell you whether we can help.

What do you need from me to start?

Your contact details, the city, the number of bedrooms and whether the home is already listed. Add a note with anything else we should know.

Can I book a stay with UniqBnB as a guest?

Yes. Guests can search and book UniqBnB homes directly at book.uniqbnb.com.
