Pricing and listing optimization
Two things decide how a short-term rental performs before a guest ever arrives: how the listing looks and what the nightly price is. We treat both the way we treat our own rentals.
What is included
Listing writing and profile
We write your listing, sort the photos and house rules, and build a full profile of the property with its description and amenities.
Photos
If you already have photos from a previous listing, we can use them, and we may add photos where they help.
Publishing
Once the listing is polished and you approve it, we publish it on Airbnb, Vrbo, Expedia and Hotels.com, Homes & Villas by Marriott, and our own booking site.
Nightly pricing
We manage nightly prices across the booking sites, reviewing them against market data, seasonality, local events and demand.
Calendar management
We manage your availability calendar across the booking sites, aiming to earn more when demand is high and keep the calendar working when it isn't.
How it works
-
Market review
We look at the type of home, the bedrooms, the location and what comparable rentals offer in your market.
-
Listing build
We collect the details of the property and build the description, photos, house rules and amenities.
-
Your approval and launch
You approve the listing before we publish it.
-
Ongoing price and calendar work
After launch we keep reviewing your nightly prices and calendar against demand, seasonality and local events.
Good to know
Cleaning fees and nightly rates
Guests usually pay a cleaning fee on a booking, and that fee goes to the cleaner. Where a booking site has no separate cleaning fee, the nightly rate is adjusted to cover it.
What this service costs
Pricing and listing work is part of management and is covered by the management fee, which is a percentage of the rental income your property earns. We talk it through with you and put it in writing before you sign.
What we ask of you
- Share any photos you already have from a previous listing.
- Provide the guest-ready items on our checklist, so the listing matches what guests find.
- Review and approve the listing before it goes live.
